[UPDATED: 29th February 2024]
Do you have a Parking and Transport Policy for this location?
There is a Transport Technical Note, which is attached.
Will there be a shuttle bus available to guests to get into town?
This is unlikely and not something offered at other Premier Inns. We will encourage guests to use either the Park and Ride (and are in discussions with Stagecoach to enable them to do so without having to park in the Park and Ride car park – i.e. walk from the Premier Inn). We are also hoping that the existing busses into Dartmouth will divert through the estate once the homes/commercial buildings are finished, which would also enable guests to travel into town.
What are the current outcomes of conversations with StageCoach?
We are still early in this process, so the talks are ongoing.
Will there be a face to face public consultation session(s)?
The majority of the consultation on the principle of development was carried out at the outline planning stage for the Masterplan of the site. As the plans have now been submitted, South Hams are carrying out their formal public consultation as part of the planning process. We are happy to answer questions, and have met with a number of residents, councillors and others in the community, but are not proposing any face to face sessions.
Do you have an example of the restaurant / menu model you will use at this location with an idea of pricing?
A similar style of dining offer would be the one in our Honiton hotel, which you can see here:
https://www.premierinn.com/gb/en/hotels/england/devon/honiton/honiton.html
Could you confirm the facilities available to the guest in their rooms. E.g Fridge, microwave?
There will be no cooking facilities in any of our hotel rooms, as we encourage guests to use the restaurants/cafes in the local area. There are fridges in our Premier Plus rooms.
Is there an opportunity to use artwork of local artists in the Hotel? Either as a showcase or purchased as part of the interior design?
We have been asked this one, and have passed the request onto our design team. As soon as we hear back, we will let you know.
How many EV charging points will be made available?
9 bays will have electric charging points, which is around 10% of all of the parking bays.
What are your Landscaping plans?

Premier Inn are finalising plans for a new 105-room hotel in Dartmouth. The hotel will be located within the Little Cotton Farm housing development on the west side of Dartmouth, along the A3122 main road into town. It aims to cater to both tourists and business visitors, offering a ground floor restaurant for their convenience, open to residents and visitors. With ample parking, the hotel is expected to create 30 year-round jobs.
The detailed plans propose that if approved, the hotel will be built and owned by Whitbread, Premier Inn’s parent company. This investment is estimated to contribute around £11 million to the local economy during construction. Once operational, the hotel will provide a new economy accommodation option for Dartmouth, meeting the demand for family-friendly affordable lodging. Premier Inn will operate the hotel for the long term.
Highlighting the positive economic impact, the plans emphasise that Premier Inn guests actively engage with the local community. Based on their research from 10,000 guest responses during summer 2020, the average guest spends £55 per night (excluding accommodation costs). Of this expenditure, 60% (£29) is spent within a two-mile radius of where guests stay. Considering the predicted occupancy rate, the Premier Inn Dartmouth hotel is expected to inject millions of pounds annually into the local economy.
Premier Inn’s upcoming 105-room hotel in Dartmouth is expected to have a substantial impact on the local economy. Based on guest spending patterns, the hotel could inject millions of pounds annually into Dartmouth. While leisure visitors are likely to dominate during peak seasons, the hotel will also cater to year-round business travellers. Local residents are encouraged to provide feedback on the plans, and paper copies of the proposals can be obtained by contacting Premier Inn. The proposal emphasises fitting harmoniously into the neighbourhood while creating an affordable and attractive place for visitors, along with significant job opportunities.
The proposals provide for 96 parking spaces and a delivery bay for hotel servicing. The parking area includes new tree planting, to soften the edges of the site and provide a visual screen to nearby homes. The materials used to build the new hotel have been carefully chosen to ensure they are in keeping with the local area and meet a high standard for energy efficiency and sustainability, including using local stone and natural timber effect cladding.
Premier say “It’s really important to us that the new building fits into the local neighbourhood, creating a comfortable, affordable, and attractive place for visitors to stay, as well as providing significant investment into jobs and the local economy.”
Proposals are being finalised for the new hotel, ahead of submitting a Reserved Matters planning application to South Hams District Council. “A Reserved Matters application will set the details for the hotel, including design, materials, and landscaping. Other matters such as the principle of development and highways matters have already been agreed.” Plans and information can be viewed on the Premier Inn website: premierinn-dartmouth.co.uk
